In California, the civil code requires associations to commission a financial review performed by a CPA if their gross income exceeds $75,000 per year.
An audit is a simple process, and you really need it if you switch management companies and you suspect wrongdoing, or if the same board has been in place for several years and you don't know where the money went. If your earnings are less than $75,000, the CPA calls it a compilation, which is the lowest form of review provided by the CPA.
